Fair Housing is federal law, the same in every state. KitClosed runs it as code, not a checkbox. A server-side firewall reads every generated line and drops any sentence that steers by who a buyer is instead of describing the home. Edit the copy yourself and the same check runs again before anything publishes.

Fact-locked generation

Your marketing can only say what your listing record proves. Price, address, beds, baths, and square footage are typeset straight from the locked record, and invented comps, made-up pricing history, and unverifiable proximity claims are dropped at generation. A kit stays private until you verify its facts, so nothing public ships on an unchecked record.

Built to the strictest US bar

Because Fair Housing is federal, it applies the same everywhere. On top of that, KitClosed builds to the strictest state standard, including California’s rules for disclosing AI-edited images and video and its wider list of protected classes. An agent anywhere gets content cleared to the highest bar, not the lowest.

Clear of the common MLS pitfalls

There are hundreds of separate MLSs, each with its own rulebook, and KitClosed does not claim to encode any one of them. What it does is keep every asset clear of the things MLSs most often flag: unverified claims, Fair-Housing-risky language, and undisclosed edits. You get clean, factual, disclosure-labeled assets, and you stay in charge of your own MLS’s specifics.

Disclosure baked into the pixels

Every AI-edited photo ships with a disclosure composited into the image itself: a corner badge plus a fine-print line along the bottom edge. It is part of the rendered pixels, not an overlay a viewer can switch off, and the raw AI image never exists as a separate file. A proposed renovation always travels next to the real current-condition photo.

Yours to own and edit

Facts, locked

Your price, address, beds, baths, and square footage live in one locked record, and a deterministic typesetter stamps them into the pixels. No model runs in the number path, so a fact can’t drift between two assets, or between the flyer and the buyer page.

Style, free

The AI picks the register, layout, palette, and ornament. That’s taste, not truth. Its output has no field for a price, an address, a brokerage, or a headshot. It can ask for a lifecycle status but never set one; the request is checked against your listing’s real status and dropped if it doesn’t match. Even a garbled response can only change the look.

Validated on the way out

Fair-Housing and fact rails run on the finished deliverable, and the Equal Housing mark is verified before export. A violation blocks the asset instead of being quietly patched, so the safe result isn’t a promise. It’s the only result that ships.
